What are home measurement services?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the house and the general layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services required?

Property taxes

Tax records often reflect inaccurate area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more space than you actually have! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before attempting to challenge what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Selling your home

A floorplan service can secure a fair price for your house. Area is one of the most important elements potential buyers look for when purchasing a home — but since these values are frequently estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or measurement service completed by an appraiser (after any renovation that might have affected square footage).

For real estate professionals

To make sure that your client's home closes at a price that appropriately reflects true market value, we advise requesting a home measurement of the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool to attract potential buyers since they can view the layout and details of the house before and after touring.
